At DEMOX Constructions, we handle the entire process of building on the north coast of the Dominican Republic, between Sosúa and Cabarete: architectural design, permits, budgeting and construction, all with a single team. For those building their home, we turn the idea into a villa made to measure. For those investing, we first prepare the pre-feasibility study and the project's investment model (costs, cash flow and returns), so the decision is made with real numbers, not intuition. This is how we work on both individual villas and apartment buildings, with the quality, timelines and costs agreed from the start.
HOW WE WORK
Needs assessment: We meet with you to understand what you're looking for: a primary residence, a vacation home or an investment. If it's an investment, we also prepare the pre-feasibility study.
Design: We design the project around those needs, seeking the ideal balance between functionality and the aesthetics of your home, or the profitability of your investment.
Budget: We prepare the budget by line item or per square meter, depending on the project.
Technical drawings: We produce all the technical drawings needed for construction and approvals, including electrical, plumbing and mechanical (MEP) plans.
Permits: We handle the project's filings with the government institutions.
Construction: We start the work and report every stage in the DEMOX system, where you can clearly see the progress.
Handover: We review every detail with you and hand over the finished property, ready to live in, rent out or sell.
